What additional costs should I expect?
Additional sums may be payable depending on the individual circumstances of your transaction. This could include additional fees or disbursements. A disbursement is a payment that we may have to make on your behalf to a third party, for example paying the Land Registry the registration fee to register a property in your name.

These are estimated costs as they are set by the managing agent/freeholder/Landlord and can vary significantly from transaction to transaction. We will advise you of these costs when we have this information during the course of the transaction.
What is included in my cost?
The details of what will be included in the costs will depend on the type of work that you instruct us to carry out and the individual circumstances of your transaction. However, this may include:
- Taking your initial instructions with regards to the transaction
- Sending you the initial documents that we need you to complete and return to progress the transaction
- Checking your identification and carrying out checks with regards to where your funds are coming from if you are purchasing a property with a mortgage
- Preparing a draft contract in respect of the sale of a property
- Receiving a draft contract in respect of the purchase of a property and carrying out the necessary searches
- Responding to enquiries sent to us by the buyer’s solicitors on a sale
- Reviewing the legal title and search results and sending enquiries to the seller’s solicitors on a purchase
- Reporting to you on any mortgage you may be getting to assist with the purchase of a property and obtaining your signature to the mortgage documents
- Reporting to you on the property including the legal title and search results and sending you the contract to sign
- Exchanging contracts. This is when the contract is legally binding and the completion date (the day the property is sold if you are selling, or becomes yours if you are buying)
- Carrying out pre-completion land registry searches
- Completing the sale or purchase
- In respect of a purchase, registering the property in your name at HM Land Registry
How long will my matter take?
It is difficult to say at an early stage of a conveyancing transaction how long it is likely to take from the time you instruct us, to the time your sale completes or when you will be moving into your new property.
Each individual transaction is different and we will keep you informed of likely timeframes during the course of the transaction.
The average process can take between 8 – 12 weeks, but this can depend on a number of factors including the number of properties involved in the “chain” i.e. the sales and purchases that are connected and dependent on each other, how quickly other parties proceed, how long it will take for search results to be received, how long it will take for a mortgage offer to be issued etc.
If you are a first-time buyer, buying a new build property which has already been built, and you already have your mortgage finance in place, it could take less than the time period referred to above. However, if there are many parties in the chain, or there is a title defect that needs to be resolved, this could take longer that the time period referred to above.

What factors could make a case more complex?
There are various matters that may make a case more complex and therefore affect the final amount you may need to pay. This could include:
- Factors outside of the fixed fee quote provided. For example, if there is a defect in the title to the property which needs to be resolved before completion, or there are missing title documentation. This may include dealing with third parties outside of the usual conveyancing transaction
- Preparing additional documents during the transaction. This may include a deed to vary the terms of an existing title document.
- Needing to carry out additional checks with regards to receiving funds by way of a gift to assist with a purchase, including obtaining ID from the person gifting you money and checking the source of those funds.
- Receiving funds by way of a Help to Buy ISA or Lifetime ISA, including requesting the bonus or release of the funds as appropriate
- Needing to arrange an indemnity insurance policy, including sourcing the policy, dealing with any insurance provider’s requirements and arranging for the policy to be placed on risk.
- Substantial delays caused by third party issues, for example part of a conveyancing chain falling through
- The title to the property is not registered at HM Land Registry
- If you require advice or additional documentation relating to your ownership of the property, for example a Declaration of Trust or Co-habitation Agreement
